The Pond House
East Hampton Waterfront
Located directly on coveted Georgica Pond and boasting spectacular sunset water views, the “Pond House” is a Jeffrey Collé 12,000 square foot masterpiece on an elevated two-acre site adjacent to a 17-acre nature preserve with seven spacious bedrooms, nine baths and a detached 1,800-square foot guest cottage.
The original house on the site was built over a century ago, designed as an artist’s studio by noted architect Stanford White. Collé spent almost two years meticulously renovating and enlarging the house with his hallmark blend of exacting Old World craftsmanship and state-of-the-art modern systems, illuminating the property’s unique legacy and style.
From the hand-carved heated limestone and marble tubs to the original Louis XV limestone fireplaces, Collé custom designed and sourced every striking element of the house – traveling to Italy and France several times to seek out its rare findings – and all of the woodwork was hand milled on site. The quarter-sawn white oak paneling – a signature Collé detail – glows with a hand-applied French chalk finish, gracefully accenting the hand-pegged parquet de Versailles floors. The elegant sweep of the rooflines seamlessly matches the original period design of Stanford White.
Not one exquisite detail has been overlooked: The bathroom marble and limestone was site-selected in Verona, Italy, while the patina-matched tubs, counters and tiles were carved from single blocks of stone by master Italian craftsmen. The pond side 25’ by 45’ foot infinity-edged pool with stunning water vistas is surrounded by an expansive wraparound terrace of Turkish limestone and an outdoor grilling area.
Entering the property through a long private lane, the driveway passes under a covered porte-cochère at the front door. Collé paved the majestic, double-height entry hall with French limestone, carefully designed and cast the custom iron railings for the sweeping staircase, and sourced and fashioned handcrafted leaded glass for the diamond-pane windows.
A cove-lit hallway leads to the 30-foot-high great room flanked by the Louis XV fireplaces, surrounded by a second-floor gallery. A wall of windows overlooks the rolling lawn to the pond, and French doors open to the waterside limestone terrace.
The oversized kitchen/family room also features an 18th-century carved stone fireplace and a wall of French doors opening to the water view pool and spa. Fully equipped with the next generation in state-of-the-art amenities and premium custom cabinetry with Jerusalem stone countertops, the kitchen leads into a second catering kitchen for large-scale entertaining.
Also on the ground floor are a formal dining room – library-paneled in antique black walnut – media room, junior master bedroom suite, and water view screened-in porch with fireplace.
The second floor has a large gallery overlooking the living room, and French doors opening to a covered water view porch. The master suite features a spacious bedroom accented by an antique French stone fireplace, ceilings of quarter sawn French chalked oak, and a private terrace. The master his-and-hers dressing room/bath area features double sinks, a hand-carved limestone tub, oversized steam shower, sauna, and walk-in closets. A cozy den/sitting room completes the suite. This floor also houses three luxury guest suites with hand-carved heated Carrara marble tubs and steam showers.
Every space in the house is optimized: The third floor is a large room with antique beams, fireplace and full bath – ideal for a customized screening room or children’s playroom – while the 4,000-square-foot lower level has 10-foot ceilings and can be finished as desired. There is a three-car garage accessed through custom brick arches.
And as with all Collé creations, technological innovations abound: Throughout the house, all the stone floors have radiant heat, while the state-of-the-art, 15-zone gas-fired heating and geothermal air conditioning system is designed for ultra-efficiency and low energy cost. The house is fully pre-wired for home automation, Lutron lighting systems, multi-line phone systems, audiovisual and security.
The detached 1,800-square-foot guesthouse is charmingly appointed and includes a living room, full kitchen, two bedrooms and bath. The pond features a wooden plank path to launch a small boat. And directly adjacent to the north is a 17.5-acre nature preserve.
